WHAT NEXT?
A real island, yet easily accessible from Hungary. It takes about six hours to get here by car, and yet you find yourself in a completely different world.
We are surrounded by the Adriatic Sea. Nearby are the historic city of Zadar and the region’s marinas. You can walk the entire length of the island along a route of nearly 30 kilometres, explore it by bike, and even cycle all the way to Zadar.
But in the end, it wasn’t this data that convinced us.
Rather, it is those moments that are difficult to express in square metres.
In winter, we can see the snow-capped mountain peaks on the opposite shore, whilst palm trees stand by the sea in Viren. In January or February, we sometimes find ourselves sitting on the terrace in sunshine at 10–13 degrees.
And one morning in spring, we even saw dolphins playing in the sea as we looked out of the flat’s window.
It might sound a bit too much like a fairy tale.
And yet that’s exactly why we love it.
For us, Vir is not just a summer holiday destination.
Since we’ve been spending more and more time here, we’ve realised that July and August might not actually be the best months to get to know Vir’s true character.
- But rather when the island falls silent.
- When we get on our bikes.
- When the sun comes out in winter.
- When the locals are celebrating in the main square.
- When the town comes alive at Christmas and on New Year’s Eve, or when a band plays in the square at the weekend.
On 1 May, for example, the local council provided several thousand portions of food for revellers at an all-day community event.
Vir is alive. Not just in summer.
And if you own your own property here, after a while you start to see it in a completely different light.
It won’t just be the destination for our annual long holiday.
Rather, it’s that place, that community, where you can head off for a short weekend, a boat trip, or even just a few hours.

After all, it is the people who live there who make a place feel like home and give it its character
Perhaps that was what surprised us most about Viren.
At first, a person arrives as a stranger. Then they come back. And then they come back again.
And before you know it, they already know what you want.
One of our favourite stories took place in early January. There were hardly any tourists on the island, and many places were closed.
A Jadrobić Yet at the restaurant they told us:
“Come back tomorrow morning. We’ll open up for you and make you breakfast.”
Open a restaurant just for two fried eggs?
From a business point of view, it certainly doesn’t make much sense.
On a human level, however, it says everything there is to say about this place.
We took a bottle of Hungarian wine to a local business owner. The next time we visited, he welcomed us by saying he’d like to give us something.
The owner of the buggy hire company had already mentioned on one previous occasion that he would give us a discount, before we’d even had a chance to ask:
“That’s not enough for you.”
Then, when we sat down in the restaurant next door, he told the waiter in advance that we wouldn’t be able to pay.
Trifles.
But perhaps it is precisely for these reasons that a foreign place feels familiar.
And at our favourite restaurant, after a few visits, we no longer need to say how we’d like our Šopska salad.
They know.
Without onions.

We’ve formed a bond with the place.
That is why we are building
in a different way.

Tulajdonosnak korábban nem volt klasszikus ingatlanfejlesztői múltja.
Perhaps that is precisely why he never developed the mindset that, when it comes to a development, one must make the most of every square metre.
Rather, he brought with him the approach he had previously adopted when building a home for his own family:
If we’re going to build something, let’s build it the way we’d want it ourselves.
This is one of Twin Adriatic’s most important guiding principles.
And it’s not just a nice-sounding phrase.
We retain some of the properties from our projects for ourselves and our families.
That is why there are not two different standards of quality.
There is no such thing as a ‘personal’ flat or a flat ‘up for sale’.
We hold each of them to the same standards.

For us, quality is a personal matter.
We do not wish to list all the materials and technical details on an introductory page.
But we would like our reasoning to be clear.
That is why we choose premium doors, German bathroom fittings and taps, high-quality Swiss flooring, and technical solutions that we would be happy to use in our own homes.
And that is why personal control is also important.

He visits the building sites. He checks the details. He liaises with the contractors. He monitors progress.
We do not wish to develop properties from a distance.
We want to be part of what we are building.

And we don’t build just anywhere.
We are just as strict about the location as we are about the execution.
We didn’t come to Vir just to buy a plot of land a few streets further in at a cheaper price.
For Twin Adriatic’s projects, we are looking for locations right by the sea with outstanding features.
We want to create properties where, in the morning, you look out of the window, step out onto the terrace, and realise why you’re on the Adriatic.
Where the sea isn’t just a marketing slogan or a mere backdrop.
Instead, it surrounds you and you become one with it.
This is complemented by Viren’s particularly important infrastructure: mains water and the sewerage network are both available for our projects.
We came here as investors.
We remained the owners.
Perhaps this sums up the story of Twin Adriatic best.
His initial thought was entirely rational from a financial point of view.
To invest part of the wealth accumulated through a successful business outside Hungary. To think on a European scale. To diversify.
Vir became one of the outcomes of this way of thinking.
But in the meantime, something happened that we hadn’t planned for at the start.
We’ve grown to love the place.
- That is why we own our own properties here.
- That’s why we keep coming back, even in winter.
- That’s why we already know the restaurant owners.
- That’s why we’re getting on our bikes and cycling round the island.
- And that is why we take a personal interest in every detail of what is being built here.
